5 Easy DIY Projects That Appeal To Home Buyers

Tip #1: Get Proper Lawn Care


This may seem incredibly obvious, but first impressions are everything! Properly aerating your lawn will help your grass bounce back after the winter frost and get your home photo ready come Spring!


Tip #2: Don't Forget Your Exterior


When a buyer steps out of their car, their eyes first dart to the house numbers, the front door and then the mailbox. Buyers will assume that if you take pride in and modernize these often overlooked improvements, then the homeowner has maintained the interior just as well.





Tip #3: Switch Out Light Fixtures


Contrary to popular belief, you may not have to switch out every light fixture in your home to make an impact with your buyer. Focus first on the entryway, main living areas and owner's suite, and then if there's room in the budget, move on next to the secondary bathroom(s), which is a smaller space.


You'll want to choose light fixtures that have the same finish and are not too bold in style. It's less expensive to use more bold accent décor items than it is to replace your light fixture to go with changing tastes.




Tip #4: Switch Out Light Bulbs


A well lit home will appeal to buyers, but one thing they will instantly notice are light bulbs that are mismatched whether you've got a mix of Cool White, Daylight or varying lumens. Keep in mind that in overhead lighting, "Daylight" bulbs are best throughout.


Buyers do want to feel a sense of warmth and comfort in a home while touring, so after photos are taken, switch out those side table lamps with 6,000k Cool White LEDs or Warm White bulbs for that touch of warmth.


However, there's no need to switch out Daylight bulbs in overhead lighting. We want to give the illusion that the home is "light and airy" which is hard to simulate when overhead lighting has warm, more dramatic undertones.


Tip #5: Rethink Your Curtain Rods/Window Treatments


Removing vertical blinds and replacing curtain rods with more modern matte black or brushed nickel finish will appeal to a vast majority of buyers. Window treatments with print or bold, darker colors will likely make the space feel smaller.
